Staging Your Bathroom for a Quick Sale!

by Gail Browser
(Boston, Mass, USA)

Real estate professionals have long understood the importance of properly staging a home. The right staging and preparation can greatly increase the chances for a quick sale and even boost the ultimate selling price. How the home is presented is an important factor in the real estate business, and homeowners with houses on the market ignore this fact at their peril.

When it comes to staging the bathroom is actually one of the most important rooms in the home, and it is important to present it in the best light possible. All bathrooms in the home should be neat, tidy and well presented, but the master bathroom is perhaps the most important one in terms of its impact on potential buyers. As potential home buyers come through the home, they will picture themselves in the master bathroom, and it is important that the impression they get be a good one.

One of the most important parts of staging is making use of all available space. Many homes, especially older ones, have master bathrooms that are somewhat small. These small spaces can detract from the appeal of an otherwise fine home, but there are staging techniques that give the illusion of additional space. These staging techniques can make even the smallest master bath look attractive, warm and inviting.

The most obvious way to make a small room seem larger is with the judicious use of mirrors. Mirrors can be particularly attractive additions to master bathrooms, and an elegant framed mirror extending from the top of the sink to the ceiling brings drama to the room while making it look larger. There are many attractive mirrors available for use in the master bath, and these accessories are a must for properly staging this important room.

Afresh coat of paint can also do wonders for the bathrooms in the home. Painting the bathroom in soft pastel colors like pale blues and greens will give the room a warm and inviting quality. When repainting the room it is also a good idea to look at the decor of the room and replace any accents that clash with the new color scheme. Also be sure to re paint any trim that may need updating. White trim looks great with most pastel colors, making it a great choice for staging the bathrooms.

The room decor is another important part of properly staging the home's bathrooms In general it is a bad idea to hang a bunch of small pictures and paintings in the room, since they can be distracting and interfere with the flow of the room. It is better to hang one larger piece at a focal point of the room, and perhaps add a large potted plant for dramatic effect.
